Rose Liu

Ms. Liu is the Co-Founder and President of the AREPA Boston Chapter. Ms. Liu has over 10 years of experience in CRE and has specialized in financial analytics, market research, and business development. Ms. Liu recently re-joined Colliers International US Capital Markets Group. Prior to that, Ms. Liu spent three years as a Loan Portfolio Asset Manager at Winthrop Capital Advisors, providing comprehensive asset management services for a large New York based real estate investment company, their public Mortgage REIT and debt investment vehicles. She is responsible for being an active member of the asset management team for the multi-billion dollar loan portfolio comprised of complex assets within a series of CRE debt-oriented investment vehicles, including first mortgage loans, mezzanine loans, preferred equity, real estate debt and equity securities, and other varied sophisticated credit investments for all asset classes located in major markets across the US.

Prior to joining Winthrop, Rose Liu was Director of Finance & Research Analyst at Colliers International (NASDAQ: CIGI), one of the largest global real estate professional services and investment management companies. Her career had focused on performing financial analysis for commercial real estate leasing, acquisition and disposition, and investment sales transactions in office, industrial, retail and multi-family markets. During her tenure at Colliers, she analyzed at least 1,000 proposals, leases and investment sales transactions. She helped manage a 4 million square foot real estate portfolio with over 160 owned and leased locations for a top healthcare institutional client based in Long Island and abstracted and maintained a database of over 160 leases. She is proficient in using Argus Valuation DCF & Enterprise and creating models from scratch, and she is also an expert in ProCalc as well as creating complex Excel Financial Models. Her financial analyses included Cash Flow Pro Forma, Lease Comparative Analysis, Sale Leaseback, Joint Venture-Waterfall, Development Projects, Property Valuation, and Remaining Liability and Sublease Analysis. In addition, she provided market research to clients and colleagues and produced over 50 quarterly Long Island Office & Industrial market reports. During her tenure at Colliers, she generated a number of large leads and engaged various Colliers service lines globally including the exclusive Landlord Agency of the +/-750,000 square foot former Source Mall (now called Samanea New York) in Westbury, NY and Rose and her team tripled the leasing in the last two years.

COMMUNITY INVOLVEMENT

Ms. Liu works with and contributes to UJA - Federation of New York and the Every Woman Matters Walk hosted by Northwell Health. She volunteers at Habitat for Humanity and Dream to End Hunger, Sid Jacobson JCC’s MLK Day of Service. Ms. Liu is Board of Directors of Asian Real Estate Professional Association (AREPA) New York Chapter and she is Founder and President of the Boston Chapter. She was a member of Developing Leaders Program in NAIOP NY Chapter. In 2016, she was honored as one of the youngest recipients of Long Island Business News Diversity In Business Award. She was selected as a 2020 Crain’s New York Rising Star with some of the most brilliant and influential real estate professionals in New York and a recipient of Long Island Business News Top 50 Women Award in 2020. Ms. Liu received Connect Media’s 2021 Next Generation Awards (Boston/New England) in May 2021 and she was selected 2022 Stars to Watch by Commercial Property Executive Magazine.

Rose coached Harvard and MIT students and professionals at the annual Harvard Real Estate Development Workshop and her team was awarded one of the top winning teams in March 2018 and she was one of the Jury Members consisting of industry leaders in 2019. She also advised NYU and Baruch students in the Argus University Challenge in 2018.
